Client: Patrimofy Real Estate S.A.S.
Industry: Real Estate & Property Investment
Location: Cartagena, Colombia
Project: 2026
Project lead: Olimpo Paternina — CEO, Technology Architect & Creative Director

About the Client

Patrimofy specializes in the commercialization of premium residential, tourism, and investment properties along Colombia’s Caribbean coast. Its portfolio includes Loom Luxury Residence, Luwana Alma Beach, Vista Kanoa, and Anaiwa Eco Reserva. Its customers include Colombian and international buyers evaluating second homes, vacation properties, and long-term investments.

For high-value real estate, the decision involves more than choosing a property. Investors need to explore location and availability, understand payment conditions, assess their options, and develop confidence before talking with a sales advisor.

Highlight Metrics

  • 2.2× higher lead-to-sale conversion. About one property sale per 151 unique CRM leads, compared with one per 333 at the upper end of the supplied high-ticket real estate benchmark.
  • 9.4× higher TikTok lead conversion. One property sale per 43 unique TikTok leads, compared with one per 400 using the supplied channel benchmark.
  • 1.8× higher property-value-to-ad-spend ratio. Estimated property transaction value relative to advertising spend, compared with the upper end of the supplied reference range. This is not net revenue or financial ROAS.
  • 36% lower advertising acquisition cost. Ad spend represented a smaller share of estimated property value sold than the supplied 3.5% sector reference.

October 2026 internal results. Sector comparisons use reference ranges supplied in the project research; independent verification of benchmark comparability remains pending. The ratios should not be interpreted as net company revenue or profit.

The Challenge

Property buyers need trust, accurate information, financial clarity, and prompt assistance. Yet traditional real estate advertising, static brochures, and disconnected sales workflows made the buying journey more difficult than necessary.

  • Limited independent discovery: Buyers often needed an advisor to understand project layout, individual lot availability, and investment scenarios.
  • Fragmented channels: Prospects arrived through advertising, websites, WhatsApp, and CRM systems, creating duplicate records and incomplete context.
  • Unreliable handoffs: Some submissions were not reliably synchronized, while automated CRM messages could be mistaken for genuine human follow-up.
  • Limited sales attribution: Marketing performance needed to be evaluated against property transactions, not just clicks or lead volume.

The Requirements

Investors needed to explore developments, compare options, understand financing, and contact an informed advisor. Sales representatives needed qualified lead context, clear ownership, and easier CRM updates. Commercial management needed reliable capture, timely human responses, and visibility across acquisition channels and closed sales.

Connect every property inquiry with the right information, the right advisor, and the right moment to act.

The Solution

Led by Olimpo Paternina, Patrimofy built a coordinated ecosystem spanning advertising, user experience, custom software, CRM integration, and AI-supported operations.

Human-Centered Advertising

Rather than depending only on static renders, Patrimofy produced video campaigns that explained investment opportunities and helped establish confidence earlier in the journey. Olimpo contributed creative direction, scripting, and on-camera presentations. Campaigns could then be assessed using the quality and sales conversion of the leads they generated.

Video advertising: presenting the project and the people behind it.

Interactive Property Discovery

Multilingual web experiences, including Loom Luxury Residence, gave buyers tools for exploring projects independently. Interactive SVG masterplans presented individual lots, layouts, and availability. Visual project information and payment-plan tools helped investors formulate more specific questions before engaging an advisor.

Investor Qualification and Reliable Lead Capture

Guided questions gathered interests, intended property use, and budget context. These inputs helped prepare the commercial conversation and were connected with lead records and attribution across systems. Technical audits led to improved form validation and additional safeguards against silently lost inquiries.

GenIA: AI-Assisted Sales Operations

Patrimofy developed GenIA to help interpret incoming conversations, classify prospects, update CRM activity, and alert the team about opportunities requiring attention. Its workflow distinguishes automated messages from actual human responses, supporting more accountable follow-up and reassignment when needed. AI assists the representatives rather than replacing them.

Commercial Performance Monitoring

Connecting marketing sources, CRM records, and sales outcomes allowed Patrimofy to examine which channels contributed identifiable transactions and make more informed decisions about acquisition and follow-up.

The Results

During October 2026, the combined operation recorded approximately one sale per 151 unique CRM leads, equivalent to 2.2 times the supplied upper-end real estate comparison. TikTok generated approximately one sale per 43 unique leads, or 9.4 times its supplied channel comparison.

Estimated property transaction value relative to ad spend was 1.8 times the supplied upper-end comparison, while the advertising acquisition cost expressed as a share of property value was 36% lower than the supplied favorable reference. These are measures against gross estimated transaction value, not net revenue or financial profit.

On the operational side, optimization reduced unnecessary CRM API calls by approximately 98%. GenIA also helped organize lead follow-up and reduce repetitive sales administration. The interactive site supported exploration of more complex property offerings and financial alternatives.

At Loom Luxury Residence, a documented 8.7% change in price per square meter occurred between commercial stages; the evidence does not establish that the digital work alone caused that price movement.

Conclusion

Patrimofy’s transformation extended beyond individual landing pages or AI automations. By bringing marketing, interactive UX, customer data, and human sales coordination together, the company developed a more connected approach to high-value real estate commercialization.

Led by Olimpo Paternina, the project shows how digital experiences and operational systems can work together to convert customer interest into informed sales conversations and measurable commercial outcomes.
